Hillsborough County's Lutz Community Plan describes the part of its plan area east of Dale Mabry Highway as semi-rural, with homes on larger lots set among lakes and wetlands. The plan area and the Census community are not the same shape. On a bigger lot there is simply more ground to keep tidy, so the yard steps below are worth working through.

Yard steps for a larger lot

These steps come from the CDC's national advice for keeping rodents away from a home. Four of them use a distance of 100 feet from the house, which a property with room to spare can meet.

  • Firewood away and raised: Stack firewood 100 feet or more from the house, with the wood raised at least one foot off the ground.
  • Compost at a distance: Keep compost bins at least 100 feet from the house.
  • Grass and shrubs trimmed: Keep grass and shrubbery well trimmed within 100 feet of the home.
  • Feed in sealed containers: If you keep animals, store grain and feed in thick plastic or metal containers with tight lids.
  • Abandoned vehicles moved: Get rid of an abandoned vehicle, or move it more than 100 feet from the home.

Houses from every decade, one full check

Detached single-family houses make up about 81.1% of Lutz housing units, against 74.2% in Riverview. The build years are spread wider: about 33.3% went up in 2000 or later, against 70.7% in Riverview, and about 26.3% before 1980, against 7.3% in Riverview.

  • The whole roofline: A detached house is exposed on every side, so ask the pro to walk all of it: soffits, roof vents and the joints where the roof meets the walls.
  • Lines through the walls: Check each spot where a pipe, wire or air-conditioning line passes through an outside wall, and the gap left around it.

Which county's rules cover your address

The Census community of Lutz lies entirely in Hillsborough County, but a Lutz mailing address can sit on either side of the county line: about 41.6% of the land in ZIP Code area 33559 is in Pasco County. Settle the county first, then use the matching rules.

  • Renting a unit that is not a single-family home or duplex: Florida Statute 83.51(2)(a)1 requires the landlord to make reasonable provision for exterminating rats and mice, unless you have agreed otherwise in writing.
